Cancellations

Changeover

 Bookings may initially be made by email or phone but will only be confirmed on receipt of a deposit: 20% of the total if booking more than 8 weeks before arrival, or the full payment if less than 8 weeks before your trip. This payment is payable within 7 days. Payment can be made by Bank Transfer. On receipt of your deposit a confirmation will be sent to you either by email.
You must be 18 years or over to make a booking.
 
Cancellations must be made in writing and the deposit of 20% will be non-refundable.
For cancellation less than 8 weeks, the final payment is also non-returnable unless re-booking is successful. In such cases costs will be deducted from the return of any payments. We would, therefore, advise you to obtain insurance to cover the possibility of cancellation. If we cancel a confirmed booking, our liability is limited to the return of all payments received.
To allow for the changeover, the accommodation will normally be available from 3:00 pm on the day of arrival until 11.00 am on the day of departure. We appreciate if guests keep as close as possible to these times and advise us of approximate arrival time in advance so that you can be welcomed in and given the key.

We reserve the right to make any booking subject to a deposit against inventory and cleaning, refundable within one week after the holiday has ended less any damaged or missing items.
Smoking and Pets not allowed. 
Guests are responsible for the property during periods of rental and are expected to take reasonable care of it. The rooms and equipment/utensils should be left clean and tidy at the end of your stay. An additional charge may be made if extra cleaning is required.
